Spring has officially landed, and with it, a 29% jump in local inventory. But for most residents, the “listing count” matters less than the “accessibility count.” In my latest YouTube video, I’m digging into the Area Median Income (AMI) and what it actually buys you in three of our most discussed areas.

The Three-Area Breakdown:

  • South Asheville (28803): We’re seeing massive development here (like the new projects along Hendersonville Rd), but the “starter home” bracket is moving further out of reach for those earning at or below the 80% AMI mark.
  • West Asheville (28806): It’s the heart of our creative community, but the price-per-square-foot often exceeds what the local median income supports without significant leverage.
  • Swannanoa (28778): Historically the more “accessible” neighbor, Swannanoa is undergoing a transformation. With 4 months of supply, is this the last stronghold for the “Missing Middle”?
